Voids found and filled. Settlement arrested. Failures prevented.

Specialty Grouting Services provides void filling and structural grouting across Ontario — filling washouts and cavities beneath slabs, behind walls, and around structures, and rebuilding damaged concrete with form-and-pump structural repairs. Voids are usually a symptom: if moving water created them, we seal it first with groundwater control grouting so the fix stays fixed.

What causes voids under slabs and structures?

Mostly water. Infiltration into leaking pipes and structures carries fines with it; erosion and washouts remove material around utilities; poorly compacted backfill consolidates over time. The result is a cavity that grows quietly until a slab cracks, a floor settles, or a structure shifts.

How do you fill a void you can’t see?

We confirm its extent, choose a material matched to the job — cementitious grout, foam, or epoxy — then drill, inject, and track placed volumes against the expected void size. Material selection matters: a large washout, a thin slab underside, and a wet cavity each call for a different grout, and we carry all of them.

What is form-and-pump structural repair?

When concrete is too far gone to patch — deteriorated benching, damaged walls, eroded supports — we build formwork around the damaged section and pump structural grout to rebuild it solid. It is a core technique in our manhole and chamber rehabilitation work, including inside confined spaces.

Frequently Asked Questions

Cost follows void volume, material type, access, and whether an active leak has to be sealed first. Photos and any investigation data (GPR, CCTV, boreholes) let us quote quickly and accurately.

Whichever the conditions call for. Cementitious grouts handle bulk filling economically, foams suit wet or hard-to-reach cavities, and epoxy handles structural bonding and crack repair. We recommend the material honestly rather than defaulting to one product.

Yes. Parking garage leak repair is one of our specialties — we seal the active water entry and fill any voids it has created, typically while the garage stays in operation.

Localized repairs are often done in a single mobilization. Larger programs depend on volume and access; the quote includes a realistic schedule.

Yes. We provide material data, placement methodology, and injected-volume records so the repair can be checked against the specification and documented for the asset file.
